Toeniskoetter Development has signed a new lease with the County of Santa Clara at the O’Connor Health Center in San Jose, bringing its total leased space in the building to more than 21,000 square feet. The County now occupies 43 percent of the building.

Toeniskoetter originally developed the medical office building and has managed it for more than 20 years. Over time, the County’s presence at the site has steadily grown, a reflection of both the building’s strategic location and the consistent support provided by the property management team.

The new lease represents more than just an expansion. In today’s leasing environment, where many tenants are reevaluating space or waiting for market clarity, this kind of forward movement is especially meaningful. The County’s decision to grow its footprint at O’Connor shows confidence in both the facility and the relationship behind it.

At the heart of that support is Facilities Superintendent Guillermo Martin, who manages the O’Connor property along with several others in the region. With a background in HVAC and customer service, Guillermo brings both technical knowledge and a personal approach to the role. He conducts daily inspections, coordinates with vendors, and fields tenant calls directly—often resolving issues before they turn into disruptions.

“We value our tenants like we value our buildings,” Guillermo says. “Being present every day makes all the difference. They know they can reach out and get a response right away.”

President Erin Toeniskoetter credits the success to Toeniskoetter Development’s personalized service and the trust that has developed over time.
