Cochrane Road Self Storage--developed, built, and managed by Toeniskoetter companies--has been named best in its category by the Morgan Hill Times for the fourth year in a row. First opened in 1997, the facility underwent a major expansion in 2017 and consistently exceeds 90% capacity.

The secret to its success? A number of factors, according to Area Manager Melissa Volau, but it all starts with excellent customer service. “Our customers aren’t just a unit number; they’re part of our team,” she says.

It’s a team that takes pride in a facility that is clean, safe, and consistently well-maintained. Staff is always visible, continually making the rounds to see if anyone needs assistance or offering bottles of water on hot days. Customers appreciate amenities such as bright lighting, metal walls, garage-style doors, and the sophisticated security system, among many other features.

In business for almost a quarter century now, Cochrane Road Self Storage has built up a family of long-time employees and clientele, who often know each other by name. Volau notes that beyond this family is the supportive presence of Toeniskoetter itself, whose property management team is second to none and another key part of the Cochrane Road success story.

Toeniskoetter is looking to build on that success. In October, it will break ground on a new, state-of-the-art self-storage facility in a prime location in Silver Creek.
