Toeniskoetter Breaks Ground on New Manufacturing Facility in Morgan Hill

Toeniskoetter, Inc., broke ground last week on a new headquarters/manufacturing facility in Morgan Hill for client Applied Motion Products. The building is the latest addition to Madrone Business Park, which Toeniskoetter has steadily -- and successfully -- developed over the last 20 years.

Toeniskoetter Development originally sold the 2.25-acre parcel to AMP in 2019, when the company was looking to relocate its headquarters from Watsonville and expand its manufacturing capabilities. Toeniskoetter then assisted in the development cycle, including planning, permit approval, and managing the bidding process.

“This is a big move for our client, and it’s another important addition to the growth of the Madrone Business Park,” says Brad Krouskup, President and CEO of Toeniskoetter Development. “With easy freeway access and new retail and housing developments nearby, Madrone Business Park is playing a key role in Morgan Hill’s expanding economic opportunities.”

Attending the groundbreaking ceremony, which adhered to COVID-19 safety protocols, were board members and staff from Applied Motion Products and their parent company Shanghai Moons Electric, Toeniskoetter’s construction team and development team, architects from Eaton Hall Architecture, and representatives from the City of Morgan Hill and Morgan Hill Chamber of Commerce.

Toeniskoetter Construction will continue the ground-up construction of the 21,000-square-foot building’s exterior, as well as the interior build-out. It is expected that the building will ultimately expand to 47,000 as the company grows. Toeniskoetter plans to complete construction of the initial phase by mid-2021.
